That is how Marty Robinson puts it, and it is the whole job in one line. A flat roof is meant to carry every drop to a drain. When water sits up there instead, it finds its way inside sooner or later, and patching the ceiling or the spot that drips does nothing about why it is sitting. Ponding water is what Marty specializes in, on commercial buildings and on the old mill and textile buildings this part of North Carolina is full of. Most of the time it comes down to one of three causes: decking that has sagged or collapsed and left a low spot, drains and strainers that are clogged, or faulty construction, with drains set too high or not enough fall built into the roof. The roof gets walked, the cause gets found, and the fix goes where the problem actually is, whether that is a drain, a section of deck or the roof itself.

How a flat roof drains, and where ponding starts A cross-section of a flat commercial roof between two parapet walls. Water runs across the roof to a drain and down the drain line, but where the deck has sagged the water collects in a pond and leaks into the building below. 01Ponding water 02Sagging deck 03Leak inside 04Roof drain 05Drain line

A flat roof only works if every drop reaches a drain. Where the deck sags or a drain clogs, the water sits, and standing water sooner or later finds a way in.

Good to know

Flat roof
questions.

Why is water standing on my flat roof?
A flat roof is built to move every drop to a drain. When water sits instead, it is usually one of three things: decking that has sagged or collapsed and left a low spot, a drain or strainer that is clogged, or, most of the time, faulty construction, such as drains set too high or not enough slope built in.
Do you work on old mill and textile buildings?
Yes. Old mill and textile buildings are a big part of the work. Marty Robinson currently looks after the roofs on seven mill buildings around here, two of them full time.
Can collapsed roof decking be replaced?
Yes. The failed section is cut out down to the joists and new metal deck goes in, so the roof has a true surface to drain on again. The photos on this page are from exactly that kind of job.
Does ponding water always mean a new roof?
No. A clogged drain is a very different job from a collapsed deck or a roof that was built without enough fall. The roof gets looked at first, and you get told which one you are dealing with before anything is quoted.
Do you still do residential roofs?
Yes. Roof and leak repair, the $150 roof tune-up, gutters and storm damage at home are all still part of the work.

How a flat roof job goes

Find why the water sits
before anything gets sold.

Ponding water has a cause, and the fix depends on which one it is. So the first visit is a look at the roof, not a quote for a new one.

  1. 01

    You describe what you see

Where the water sits on the roof, where it shows inside, and how long it has been going on.

  2. 02

    The roof gets walked

Drains, strainers, low spots and the deck itself, not just the spot that drips.

  3. 03

    You are shown the cause

Photographs of what is holding the water, so you can see the problem rather than take it on trust.

  4. 04

It gets fixed at the source

A drain cleared, a section of deck replaced or the roof put right, whichever the cause calls for.
